Happy Spring! That’s right, spring begins today.

And although the season is changing, the theme of this market update feels like Groundhog Day as the data continues to repeat itself: low Inventory at a meager 2,024 active listings (down 58% year over year). New listings YTD at 8,722 (down 12.7% YoY). And the average price of a single-family home YTD is $630,227. This continues to rise (currently up 17.3% YoY). The repetition of these trends may keep going as the sprint to summer begins.

Seasonally speaking, mid-March through July is often when we observe the most active listing inventory in the Denver metro area. We know there is great buyer demand right now, and many of these buyers check new listings every morning in search of their next dream home.
