I hope this weekend finds you and yours warmer than last week.

Speaking of, although this Colorado weather may not be warming up fast enough, the housing market in February certainly is. The market momentum of 2020 continues to steamroll into this new year - at least when it comes to buyer interest and activity. On the flip side, seller inventory is so low that the appreciation rate on an average priced (single family) home is higher than most people would have predicted for 2021.

Taking a glance at active inventory, you’ll find 2,316 homes, townhomes and condos posted at the moment. This is down a whopping 53% when compared to the same time last year. To break things down even further, the price of a single family home is currently averaging $629,159, which is up 18.69% from January of last year. Across the board, prices are up and continuing in that direction.

For more info on why this is a fantastic time to sell, simply send me an email or give me a call.

 Have a wonderful weekend!

Regards,

Joan M. Pratt
