Happy New Year! I hope January finds you and yours well. 

This is one of my favorite market reports that I get to send your way as we recap the market as a whole during 2020. And what a year it was! As has been the theme, January still has some of the lowest inventory seen in the Denver Metro area - only 2,541 active listings (homes, townhomes and condos). This is down almost 50% from a year ago!

Now that 2020 is in hindsight, we’ve tallied the numbers for a total of 62,985 closings, which is up 6.95% year to date. The average price of a single family home at the moment is $583,976, up just over 9% from a year ago. Townhomes & condos follow suit at an average price of $379,640, but only up 4%. What’s interesting to note is that the number of new listings in 2020 was about the same as 2019, within 1.7%, so the low inventory is truly caused by buyers purchasing as much and as quickly as possible. 

Our team alone sold just over 10% of the entire marketplace and our volume was up 17.6%!  I’m excited to be part of RE/MAX Professionals, and my team and I are grateful for you as we look ahead this year.
