The market through July continues to Wow us all! 

Data Dive: Active Listings at month end were 6,449 which is 31% less than July 2019!  New Listings were at 7,620 which is almost 15% more than July 2019!  Pendings were at 7,122 which is 27% ahead of July 2019! Sold Homes were 6,664 and that is 12.5% more than July 2019!  The Market is full of demand from Buyers, and as you can see New Listings are happening so it’s mostly the demand driving this robust recovery!  The Biggest Wow of them all is that for the first time in History, the Average Price of a Single Family Home in the month of July in the Denver Metro area Closed at $601,863!!! Which is up 9.9% from July 2019! 

Year to date, the Average Price of a Single Family home was $561,163 which is up 4.1% from this time last year!  The Market is moving differently in certain parts of town, but much of the Buyer demand has been moving in the suburbs, Douglas County, the Foothills and the Luxury Market!  Low Interest rates continue to help drive the demand!
